Mosaic Property Group has received the green light for its revised development application as it progresses with Isabel by Mosaic.

Situated in a rare, coveted beachfront position on The Esplanade in Burleigh Heads, the <a href="https://www.urban.com.au/new-apartments/isabel-by-mosaic-96-the-esplanade-burleigh-heads">18-level residential development</a> comprises 28 luxury apartments and is part of Mosaic's Masterpiece Series.

They've tweaked the designs which were approved from a former development application, when Forme were set to develop Sea to designs by Koichi Takada. The update focused&nbsp;on adjusting the floor-to-ceiling height following detailed design modifications.&nbsp;

The City of Gold Coast has approved the changes, allowing the maximum height to reach 54.45 metres above ground, citing the adjustment as "inconsequential and negligible" within the context of an 18-storey building.

Gatehouse Architects was responsible for the updated plans. Mosaic reported that the height adjustments were necessary “to address servicing obligations”.

Mosaic's overview of <a href="https://www.urban.com.au/new-apartments/isabel-by-mosaic-96-the-esplanade-burleigh-heads">Isabel</a> describes the architecture as "taking direct cues from the natural beauty of its surroundings, featuring graceful curves, expansive glazing, floating balcony slabs, and generous outdoor living spaces.”

By the end of October, Mosaic Property Group had <a href="https://www.urban.com.au/news/qld/mosaic-secure-quick-100-million-in-sales-at-isabel-by-mosaic-burleigh-heads">already achieved $100 million in sales for the Isabel project</a>. The residences, ranging from three and four-bedroom half-floor and full-floor apartments and two split-level penthouses with private rooftop pools, attracted buyers from both local and interstate markets.

Prices for these luxury residences ranged from $4.5 million to $10 million, reflecting the high demand for premium living spaces in the Burleigh Heads area.

Brisbane's premier riverfront suburbs have long been sought-after for apartment dwellers.

It's more common for new projects to appear in the likes of Newstead, Albion and New Farm, than it is in Bulimba.

But the small suburb south of the Brisbane River looks set for a new development, with Chris Mundey, Founder and Managing Director of Friday Capital, submitting plans for a new development at 43 Wambool Street.

Looking to tap into the high-end downsizer market, the building will comprise just eight three-bedroom apartments across a three-level building.

Brisbane locals, Gatehouse Architects have been appointed to design the project on the large 1,012 sqm site, with the main design intent focusing on seamlessly integrating into the existing neighbourhood's character and charm.

The architecture blends modern and traditional elements, using carefully selected building materials that match the surrounding context.

The development is designed to respond to Brisbane's subtropical climate and lifestyle, with all units featuring well-proportioned living areas and balconies that create indoor/outdoor living spaces, maximising access to natural light and ventilation.

Ground level units include private open spaces comprising patio areas ranging in size between 25 sqm to 46 sqm, while upper-level units feature balconies ranging in size between 19 sqm through to 48 sqm.

The additional landscaping on the rooftop space further softens the built form from the streetscape and adjoining properties, adding to the amenity of the communal area.

Residents will be just over 200 metres from the bustling Oxford Street, which is home to a mix of retail and food outlets, health care services, bars and cinemas. A number of bus routes also run along Oxford Street, while the Bulimba Ferry Terminal is less than a kilometre away.

The heritage-listed Bulimba Memorial Park is also just a short walk.

First look: New plans lodged set to tap into high end Bulimba apartment market

The beachfront boom in Bilinga is continuing with yet more apartment development plans filed to the local council.

And success has been had on the tightly held beachfront, which has been starved of brand new stock in the last few years compared to its coastal neighbours.

Mosaic secured a quick sell-out of Bianca by Mosaic at 1 Surf Street, just off the beach, and Cielo Group have secured nearly all of their Bloom apartments on the strip at 55 Golden Four Drive.

The latest plans filed are by a local developer, who bought 301 Golden Four Drive, a 1,246 sqm site on the corner of Pacific Parade, for $4.5 million&nbsp;back in 2017.

Gatehouse Architects put together the designs for the project, which they noted in their design statement reflects the elegance and architectural vernacular of&nbsp;the Gold Coast coastline.

&quot;The design draws in its natural surroundings and blurs the threshold between interior and exterior spaces,&quot; Gatehouse&#39;s design statement read.

&quot;The vision is to create an address where the building and its occupants embrace the natural local environment synonymous with living in a modern Queensland beach house.&quot;

There will be just 17 apartments across the 10-level building, including two two-level beach houses which each have their own private pool. The resident pool is located on the ground level.

A full floor penthouse crowns the building and will have four bedrooms, a kitchen with a butler&#39;s pantry and wine cellar, a home office, a gym, two outdoor areas, one with a barbecue kitchen, and a private rooftop pool.

The town planning report by Enhance Urban Planning noted&nbsp;that the area along Golden Four Drive is subject to an evolving character of mid and high-rise buildings with numerous recent approvals and current applications under assessment.

Gatehouse says the&nbsp;architecture for the building has been inspired by the natural forms found in the surrounding environments.

&quot;The building&#39;s&nbsp;form reflects the soft curves formed by waves hitting the coastline and the ripples formed by wind blown sand.

The continually successful Mosaic Property Group are approaching a sell-out of their latest Gold Coast apartment project.

Just two apartments remain in the boutique Kirra block Luca, derived from the Latin name Lucas,&nbsp;meaning&nbsp;&ldquo;bringer of light&rdquo;. The three-bedroom apartments are priced from $1.64 million.

Over 90 per cent sold to Mosaic&#39;s VIP waitlist within a month. Around a quarter were repeat Mosaic purchasers, and over half were local owner-occupiers residing in the immediate area. All up over 80 per cent of the apartments sold to local owner-occupiers, a popular trend in Mosaic-developed buildings.

Mosaic Property Founder and&nbsp;Managing Director Brook Monahan says Kirra is a perfect little beach haven that offers residents the peace and tranquillity of a coastal town with the convenience of major city infrastructure.

&quot;Low residential vacancy rates further underscore the appeal of the area and the comparatively limited amount of housing available to satisfy demand, Monahan added.

The current rental vacancy rate of 0.5% according to RTA, which is so low it can be considered as full occupancy.

On the name Luca, Monahan says they thought the name was apt for the collection of beautiful homes which were designed to maximise the benefits of being located in one of the most spectacular spots on the Coast.
