Brisbane developer Skyhold has settled on its prime Balmoral site where it will soon be launching a new $150 million apartment development.

Skyhold's Zhen Chen bought <a href="https://www.urban.com.au/new-apartments/91-lytton-road-balmoral">91 Lytton Road, Balmoral</a>, a 23,265 sqm site, for $27.5 million three years ago, with settlement just occurring.

Last year Skyhold <a href="https://www.urban.com.au/news/qld/fender-katsalidis-designed-plans-lodged-for-balmoral-apartment-development">submitted plans to the Brisbane City Council</a> for four medium-density buildings that were recently approved. There will be&nbsp;mix of two and three-bedroom apartments and penthouses, as well as 14 townhouses.

“<a href="https://www.urban.com.au/developers/skyhold">Skyhold</a> is excited to be launching our next signature project within the upmarket <a href="https://www.urban.com.au/new-apartments/bulimba-qld">Bulimba</a>/<a href="https://www.urban.com.au/new-apartments/balmoral-qld">Balmoral</a> catchment," Zhen Chen said.

Knight Frank's Blake Goddard, who sold the site, said it was sought after during the sales campaign.

“During the campaign we had strong interest in the property, with over 120 enquiries from a range of buyers attracted to the uniquely large parcel of land with multiple favourable development outcomes," Goddard said.

“The site lies within one of Brisbane’s most popular and prestigious residential locations, <a href="https://www.urban.com.au/new-apartments/balmoral-qld">Balmoral</a>, a suburb that has ideal neighbourhood amenity and close proximity to the Brisbane River, less than four kilometres from the CBD.

“A residential development on the site will benefit from the strong demand to live in the area and the high surrounding residential dwelling price."

Fender Katsilidis, who designed the project, said in the Urban Context Report as part of the project submission that their vision is to repurpose an under-utilised site into a vibrant, medium-density residential precinct optimising its existing natural landscape and bring greenery across the precinct and into the residences spread across the site.

Skyhold settle on Balmoral site for $150 million new apartment development

The billionaire Neilson family has revealed plans to revitalize an old commercial strip in the heart of Redfern.

The plans, which will transform a row of industrial-style commercial spaces across&nbsp;<a href="https://www.urban.com.au/new-apartments/2-30-vine-street-redfern-redfern">2-30 Vine Street and 32-34 Eveleigh Street</a>, have been filed by a company tied to Paris Neilson, the daughter of billionaire arts patron Judith Neilson and investment banker Kerr Neilson, and her husband Todd Barcombe

They're proposing a new mixed-use building on the three-lot amalgamation, creating a 2,406 sqm, L-shaped site.&nbsp;

The $30 million sketch plans have been submitted as a State Significant Development to the NSW Government, given the estimated cost exceeds the $10 million requirement to be categorised as State Significant Development under Schedule 2 of the Planning Systems SEPP.

Because the proposed&nbsp;building does not exceed more than six levels from ground level, it did not require a competitive design process. Koichi Takada Architects won a limited architectural competition for the site in November 2023.

Their plans envision a part three-level, part six-level building with&nbsp;retail, commercial, and residential spaces above basement parking. Proposed are&nbsp;a total of 20 commercial spaces and two street-level retail tenancies.

A through-site pedestrian link will be created at the heart of the development, connecting Vine Street to Hudson Street. Partially open communal spaces will be created fronting Eveleigh Street to the east.

There are 23 apartments planned, 12 one-beds, nine two-beds, and two three-bedroom units.

The site is around 500 metres from Judith Neilson's famous White Rabbit Gallery in Chippendale.

KELA Director James Lawson said when it came to selecting a location for their next project, the team focussed on places where they themselves liked to travel.

"As a family, we've been holidaying on the South Coast for several years, and we know how special <a href="https://www.urban.com.au/developments/batemans-bay-nsw">Batemans Bay</a> is," Lawson says.

Lawson's view is that&nbsp;Batemans Bay is incredibly undervalued compared to some of the other locations dotted around the South Coast region.

"The likes of Kiama and Jervis Bay saw price growth as strong as anywhere in the country during the pandemic and that has outpriced a significant portion of the market.

"Batemans hasn't had that huge surge in price. It remains as one of the few places left on the South Coast, Eurobodalla Shire area with &nbsp;sheltered north-facing beaches and classic coastal amenities, but without the exorbitant prices many other towns now command.

"You can still get an apartment here with uninterrupted water views, only 100m from the bays edge, for less than the cost of an average inner-city apartment or in those beachside weekender pockets closer to Sydney."

KELA picked up one of the best sites in Batemans Bay when they secured two adjoining blocks at 50-52 Beach Road, giving them over 1,100 sqm across the road from the bay and the local marina.

They demolished the 1970s home on one of the sites and kicked off construction of Kalaini, which they're forecasting to complete in early 2025.

The location underpins the whole project.

National apartment developer Sun Property Group is continuing its push into Melbourne with their second project in the city's most affluent postcode getting the green light.

Following on from their debut Melbourne apartment development in <a href="https://www.urban.com.au/new-apartments/toorak-vic">Toorak</a>,&nbsp;<a href="https://www.urban.com.au/new-apartments/the-brookville-5-brookville-road-toorak">The Brookville</a>, Sun Property Group (<a href="https://www.urban.com.au/developers/sun-property-group">SPG</a>), has secured approval for their next project, around 500 metres away on a double block at <a href="https://www.urban.com.au/new-apartments/226-228-williams-road-toorak-victoria-3142">226-228 Williams Road</a>.

They'll be building a three-level block of just 18 high-end apartments designed by Cera Stribley, a mix of&nbsp;10 two-bedroom apartments, four three-beds, and four penthouses.

Cera Stribley said the site, near the&nbsp;intersection of Toorak, Prahran, and South Yarra, is ideally located in a vibrant and upscale neighbourhood in Melbourne.

"This intersection seamlessly blends the charm of Toorak’s leafy streets, Prahran’s urban lifestyle, and South Yarra’s cosmopolitan atmosphere," Cera Stribley said in their submissions to the local council.

They said the proposed development aims to bring together the strengths of these areas by providing a variety of residences that cater to the broad demographics that may be attracted to this location.

Danny Avidan's&nbsp;Dare Property Group has simultaneously topped out their Vaucluse and Point Piper apartment projects.

Their <a href="https://www.urban.com.au/developments/vaucluse-nsw">Vaucluse</a> project,&nbsp;<a href="https://www.urban.com.au/new-apartments/fontaine-vaucluse-63-new-south-head-road-vaucluse">Fontaine</a>, brings together the expertise of <a href="https://www.urban.com.au/architects/mhn-design-union">MHNDU</a>, <a href="https://www.urban.com.au/interior-designers/mim-design">Mim Design</a>, and <a href="https://www.urban.com.au/landscape-architect/paul-bangay-garden-design">Paul Bangay</a> for a boutique collection of six luxury apartments with panoramic views of Sydney Harbour.

They have also collaborated with Miriam Fanning-led Mim Design for interiors and <a href="https://www.urban.com.au/landscape-architect/dangar-barin-smith">Dangar Barin Smith</a> for landscaping.

When speaking to CBRE's Ben Stewart nearly two years ago when the project hit 50 per cent sold, he said he was&nbsp;seeing buyer enquiry coming in from everywhere from the inner west and lower north shore, with locals from Vaucluse and Dover Heights also showing keen interest.

“It’s really evident how well the apartments match up to what downsizers are looking for, both in size and their finish," Stewart said.

There was even a sale to a soon-to-be downsizing owner-occupier from Point Piper's exclusive Wolseley Road, who were looking for something brand new.

"The apartments on offer&nbsp;a great size, anywhere from&nbsp;200 sqm to 250 sqm internal, while also still incorporating a few special features, such as some feature a swimming pool, or big gardens."

Piper and Fontaine are slated for completion later this year.

A Hong Kong-linked developer has been given the green light for a mixed-use development in one of&nbsp;Melbourne's Major Activity Centre-nominated suburbs.&nbsp;

The Box Hill development at 810-812 Whitehorse Road will include&nbsp;three distinct towers of varying heights, 23 storeys on Elgar Road, 26 storeys on Whitehorse Road, and 32 storeys to the rear/ centre of the site, along with residential amenity and open space, four commercial storeys, retail tenancy, five basement levels, and 424 car parks and 165 bicycle spaces.&nbsp;

Ricardo Energy Environment and Planning prepared a planning report on behalf of Hanex Investment Ltd who own the land, with the investment firm a subsidiary of Harbour Guidance Pty Ltd, the company that currently owns Jeanswest.

The group engaged renowned architects&nbsp;<a href="https://www.urban.com.au/architects/fender-katsalidis-architects" target="">Fender Katsalidis</a>&nbsp;to design the project, which the town planners say is set to critically shape the Box Hill MAC.

"It delivers a highly resolved, modern architectural development befitting of the site’s future urban context, and will enhance the public realm through landscaped forecourts and the ground level retail uses that will activate this section of Whitehorse Road, Elgar Road, and Prospect Street," Ricardo Energy Environment and Planning said in their report.&nbsp;

"The strategic role of Box Hill is arguably the key MAC in the&nbsp;<a href="https://www.urban.com.au/developments/melbourne-vic" target="">Melbourne</a>&nbsp;eastern suburbs, giving it a stand out role, while the site also sits within Built Form Precinct F which permits taller buildings enabling increased density."

The site is currently occupied by a three-storey commercial/office building which is occupied by Stanley &amp; Decker, BMM Test Labs and Box Hill Super Clinic.&nbsp;

The surrounding land is currently occupied by mid-rise office buildings, taller mixed-use towers, and (on the opposite side of Elgar Road) post-war housing. However, there is a visible shift towards higher-density development.

There will be 368 apartments constructed within the towers, with 114 one-bedrooms, 57 one-bedroom plus study, 143 two-bedroom and 54 three-bedroom floorplans.&nbsp;

Commercial and retail spaces will occupy the ground floor with seperate entrance lobbies for the residential and office components of the project.

The shape of the northern and western shoulder towers has been curved to increase sight lines through the site, while articulation has been achieved through curved horizontal concrete profiles and vertical bronze banding.

The tower will comprise a light coloured off-form precast concrete panel, with clear glazing to the windows and balustrades, while the upper levels will feature glazing and concrete precast panel treatment in a light grey, coupled with metal or metal look banding elements in bronze and horizontal landscaping.&nbsp;

A suite of residential amenity will be on offer across the towers, with an 851 sqm outdoor terrace planned for level four, along with 1,446 sqm of seating and dining, a swimming pool, spa and gym.&nbsp;

A second terrace is proposed at level 24, providing a further 327 sqm of open space for residents.&nbsp;The group are also planning to enhance a currently under-utilised pocket park at 808 Whitehorse Road.

An array of convenient amenity surrounds the site, with the Whitehorse Road site well-connected through public transport links, including&nbsp;<a href="https://www.urban.com.au/news/suburban-rail-loop-in-focus-box-hill" target="">Box Hill Train</a>&nbsp;Station, which is located 400-metres away, and the Box Hill Bus Interchange further east of the train station. There's also several bus routes located along Whitehorse Road and Elgar Road, while tram services operate along the Whitehorse Road corridor directly in front of the site.&nbsp;

Box Hill Gardens is located within 500 metres of the site, while Kingsley Gardens is within 250 metres. Box Hill Public Hospital, Epworth Eastern Private Hospital and Elgar Medical Suites are also within close proximity, as is Box Hill Lawn Bowls, Box Hill TAFE, and the suburb's Town Hall and library.&nbsp;

Luxury eastern suburbs apartment developer Clutch Capital has secured approval for its latest residential development.&nbsp;

Clutch, who has a string of projects across&nbsp;<a href="https://www.urban.com.au/developments/bellevue-hill-nsw" target="">Bellevue Hill</a>,&nbsp;<a href="https://www.urban.com.au/developments/bondi-junction-nsw" target="">Bondi Junction</a>&nbsp;and&nbsp;<a href="https://www.urban.com.au/new-apartments/rose-bay-nsw" target="">Rose Bay</a>, will develop just seven apartments on a large 1,470 sqm block at 440 Edgecliff Road.

<a href="https://www.urban.com.au/architects/pbd-architects" target="">PBD</a>&nbsp;has handled the architecture, aiming to blend the new&nbsp;six-storey building seamlessly with the surrounding context.

Four three-bedroom apartments and three penthouse-size apartments will be on offer, each extending onto generously sized balconies or terraces, positioned to flow from primary living spaces and take advantage of the site's northernly aspect.

A modulated facade will front Edgecliff Road,&nbsp;with a central void space at the lower ground floor and ground floor levels. Levels four to six will reduce the perceived external bulk and scale, with setbacks applied to the front, sides and rear of the building.

Tying in with the Edgecliff locale, an existing sandstone wall will be preserved on the site, with masonry cladding blade walls used as a unifying element to the upper and lower levels of the building.

A communal open space will also be featured in the project, complete with a pool, lounge and outdoor seating, in addition to landscaped areas that have been created to promote social interaction and create a sense of community within the building.&nbsp;

The GURNER™ team worked closely with Douglas Shire over the past 18 months to re-imagine a new level of luxury accommodation for the area, with the developer engaging Port Douglas-based <a href="https://www.urban.com.au/architects/hunt-design">Hunt Design</a> as lead architect to elevate the offering beyond the traditional to create something completely unique to the market.&nbsp;

The result is a landmark resort that’s been inspired by Europe’s best beach clubs, including Saint Tropez and the Greek islands, that centres around its distinctive blue lagoon and features bars and restaurants, a day spa and gymnasium facilities.&nbsp;

The design principles prioritise the seamless integration of indoor and outdoor spaces, promoting the opening of the buildings and activation of sheltered external areas for comfortable outdoor living.&nbsp;

The resort will also feature a residential component, consisting of 44 ultra-luxury homes and townhomes, with seven different villa types and the ability to provide both short-term and permanent accommodation. Purchasers will have the option of incorporating advanced wellness options that have been curated to promote physical, mental and emotional well-being.&nbsp;

Maintaining a key focus on wellness, which is becoming a hallmark of the Gurner Group brand, the resort is designed as a sanctuary for the mind, body, and soul, and is situated amidst breathtaking natural surroundings, offering guests a tranquil escape from the stresses of modern life. &nbsp;

Further wellness inclusions include classes, spa and relaxation amenities, wellness concierge services, fitness facilities, air and water purification and sustainable green spaces that are eco-friendly and energy efficient, which enhances residents’ connection to nature. &nbsp;

The ultra-luxe private residents are set to be priced between $2.5m - $10m, surrounded by over 5,500 sqm of private landscaped areas and bookable facilities. Over 30 per cent of the 26,000 sqm site will be covered in tropical landscaping, with 3,000 sqm of shared outdoor amenities.&nbsp;

With a planning permit now in place, the GURNER™ team is expecting to break ground in 2025.

GURNER secures planning approval for $250 million Port Douglas resort

Sydney-based property finance and development company, Moshav Financial, has released the vision for its fourth luxury residential project in Sydney’s eastern suburbs.

Located in upmarket Vaucluse, <a href="https://www.urban.com.au/new-apartments/hillside-8-hillside-avenue-vaucluse">Hillside</a> will comprise just four residences designed by renowned architecture firm <a href="https://www.urban.com.au/architects/luigi-rosselli-architect">Luigi Rosselli Architects</a>.&nbsp;

There are two freestanding six-bedroom homes, Terreno, which is Italian for Earth, and Mare, translated to sea. Two semi-detached residences, Cielo (Sky) and Luce (Light) each have four-bedrooms and outdoor areas that celebrate the Harbour views.

Inspired by his childhood memories of holidays in Italy, Rosselli has designed the modern residences with feature columns recalling the Acropolis, and carefully crafted details such as handmade terracotta brise soleil that frame the views.

Moshav Financial has appointed Lords Group as the project’s builder partner, after the two companies worked closely on AYA Penthouse Bondi Beach and Verdical Bondi Junction.

Interior designer Tania Handelsmann, from award-winning firm Handelsmann + Khaw, has been selected to deliver interiors that marry the contemporary with the timeless.&nbsp;Handelsmann was named as one of Vogue Living’s Top 50 Designers in both 2023 and 2024.&nbsp;

Moshav reveal luxury Vaucluse new development, Hillside

Prolific Australian developer Billbergia, in partnership with Homes NSW, is on track to deliver 1,300 new dwellings across Greater Sydney by 2026, including critically needed new social and affordable housing providing new homes for 3,000 people.

With a combined value of over $1.3 billion and spanning three mixed-tenure developments at <a href="https://www.urban.com.au/new-apartments/lidcombe-nsw">Lidcombe</a>, <a href="https://www.urban.com.au/new-apartments/west-ryde-nsw">West Ryde</a> and <a href="https://www.urban.com.au/new-apartments/arncliffe-nsw">Arncliffe</a>, all three projects are designed, funded and delivered by <a href="https://www.urban.com.au/developers/billbergia">Billbergia</a> on NSW Government land sites adjacent to key transport hubs.

Presenting an innovative solution to the ongoing housing crisis, these mixed-tenure projects are the result of a partnership between Billbergia, Homes NSW and Community Housing Providers (CHPs) Evolve Housing Group and St George Community Housing (SGCH).

Both Lidcombe and West Ryde have been delivered in the past six months and over 1,300 residents have already moved into their 526 new homes. Both of the successful developments are working in partnership with Evolve Housing for tenancy management services.

Construction is also well underway on a third collaboration project – this time with two CHP’s - Arncliffe Central - comprising 804 new apartments in Sydney’s inner south and earmarked to be the largest-mixed tenure housing development to date – with both Evolve and SGCH.

The three projects are delivering diverse and affordable housing outcomes, with 41 per cent of dwellings at Lidcombe Rise being social and affordable, 20 per cent of The Parade at West Ryde dedicated to social housing, and project partners seeking support to deliver almost 75 per cent of dwellings at Arncliffe as social, affordable 
and essential worker rental housing.

Billbergia Development Director Rick Graf said the&nbsp;ability to deploy government land assets for redevelopment makes it uniquely feasible to deliver high-quality social, affordable, and private-market homes at scale, helping to address the housing shortage.

"Our partnerships with Homes NSW, Evolve Housing and St George Community Housing, allow us to redevelop government land into thriving and highly connected mixed-tenure communities,” Graf said.

With construction now well underway, Arncliffe Central is located next to Arncliffe train station and comprises 804 apartments over four individual towers.

Set above a retail podium with a new public park, a childcare centre, and a community centre and library, it will deliver a landmark 196 dwellings dedicated to social housing – and pending further support from government partners an additional 406 affordable and essential worker rental homes.

Private apartments rapidly sold off the plan within <a href="https://www.urban.com.au/buildings/the-lidcombe-rise-2-36-church-street-lidcombe">Lidcombe Rise</a> and The Parade, with almost 90 per cent sold to owner-occupiers, reflecting the strong market appetite for transport-oriented mixed-tenure developments.
