A Hong Kong-linked developer has been given the green light for a mixed-use development in one of&nbsp;Melbourne's Major Activity Centre-nominated suburbs.&nbsp;

The Box Hill development at 810-812 Whitehorse Road will include&nbsp;three distinct towers of varying heights, 23 storeys on Elgar Road, 26 storeys on Whitehorse Road, and 32 storeys to the rear/ centre of the site, along with residential amenity and open space, four commercial storeys, retail tenancy, five basement levels, and 424 car parks and 165 bicycle spaces.&nbsp;

Ricardo Energy Environment and Planning prepared a planning report on behalf of Hanex Investment Ltd who own the land, with the investment firm a subsidiary of Harbour Guidance Pty Ltd, the company that currently owns Jeanswest.

The group engaged renowned architects&nbsp;<a href="https://www.urban.com.au/architects/fender-katsalidis-architects" target="">Fender Katsalidis</a>&nbsp;to design the project, which the town planners say is set to critically shape the Box Hill MAC.

"It delivers a highly resolved, modern architectural development befitting of the site’s future urban context, and will enhance the public realm through landscaped forecourts and the ground level retail uses that will activate this section of Whitehorse Road, Elgar Road, and Prospect Street," Ricardo Energy Environment and Planning said in their report.&nbsp;

"The strategic role of Box Hill is arguably the key MAC in the&nbsp;<a href="https://www.urban.com.au/developments/melbourne-vic" target="">Melbourne</a>&nbsp;eastern suburbs, giving it a stand out role, while the site also sits within Built Form Precinct F which permits taller buildings enabling increased density."

The site is currently occupied by a three-storey commercial/office building which is occupied by Stanley &amp; Decker, BMM Test Labs and Box Hill Super Clinic.&nbsp;

The surrounding land is currently occupied by mid-rise office buildings, taller mixed-use towers, and (on the opposite side of Elgar Road) post-war housing. However, there is a visible shift towards higher-density development.

There will be 368 apartments constructed within the towers, with 114 one-bedrooms, 57 one-bedroom plus study, 143 two-bedroom and 54 three-bedroom floorplans.&nbsp;

Commercial and retail spaces will occupy the ground floor with seperate entrance lobbies for the residential and office components of the project.

The shape of the northern and western shoulder towers has been curved to increase sight lines through the site, while articulation has been achieved through curved horizontal concrete profiles and vertical bronze banding.

The tower will comprise a light coloured off-form precast concrete panel, with clear glazing to the windows and balustrades, while the upper levels will feature glazing and concrete precast panel treatment in a light grey, coupled with metal or metal look banding elements in bronze and horizontal landscaping.&nbsp;

A suite of residential amenity will be on offer across the towers, with an 851 sqm outdoor terrace planned for level four, along with 1,446 sqm of seating and dining, a swimming pool, spa and gym.&nbsp;

A second terrace is proposed at level 24, providing a further 327 sqm of open space for residents.&nbsp;The group are also planning to enhance a currently under-utilised pocket park at 808 Whitehorse Road.

An array of convenient amenity surrounds the site, with the Whitehorse Road site well-connected through public transport links, including&nbsp;<a href="https://www.urban.com.au/news/suburban-rail-loop-in-focus-box-hill" target="">Box Hill Train</a>&nbsp;Station, which is located 400-metres away, and the Box Hill Bus Interchange further east of the train station. There's also several bus routes located along Whitehorse Road and Elgar Road, while tram services operate along the Whitehorse Road corridor directly in front of the site.&nbsp;

Box Hill Gardens is located within 500 metres of the site, while Kingsley Gardens is within 250 metres. Box Hill Public Hospital, Epworth Eastern Private Hospital and Elgar Medical Suites are also within close proximity, as is Box Hill Lawn Bowls, Box Hill TAFE, and the suburb's Town Hall and library.&nbsp;

Luxury eastern suburbs apartment developer Clutch Capital has secured approval for its latest residential development.&nbsp;

Clutch, who has a string of projects across&nbsp;<a href="https://www.urban.com.au/developments/bellevue-hill-nsw" target="">Bellevue Hill</a>,&nbsp;<a href="https://www.urban.com.au/developments/bondi-junction-nsw" target="">Bondi Junction</a>&nbsp;and&nbsp;<a href="https://www.urban.com.au/new-apartments/rose-bay-nsw" target="">Rose Bay</a>, will develop just seven apartments on a large 1,470 sqm block at 440 Edgecliff Road.

<a href="https://www.urban.com.au/architects/pbd-architects" target="">PBD</a>&nbsp;has handled the architecture, aiming to blend the new&nbsp;six-storey building seamlessly with the surrounding context.

Four three-bedroom apartments and three penthouse-size apartments will be on offer, each extending onto generously sized balconies or terraces, positioned to flow from primary living spaces and take advantage of the site's northernly aspect.

A modulated facade will front Edgecliff Road,&nbsp;with a central void space at the lower ground floor and ground floor levels. Levels four to six will reduce the perceived external bulk and scale, with setbacks applied to the front, sides and rear of the building.

Tying in with the Edgecliff locale, an existing sandstone wall will be preserved on the site, with masonry cladding blade walls used as a unifying element to the upper and lower levels of the building.

Cross-flow ventilation has been maximised where possible, while overhang depths and recessed balconies will provide shade in the summer months and promote thermal heat gain during the winter months.&nbsp;

Energy efficient appliances and fixtures are provided with low maintenance, long lifecycle and reusable materials, with communal recycling and waste management facilities are provided for on-site rainwater detention and re-use.

A close collaboration with renowned landscape architect Myles Baldwin has resulted in a synthesis of building design and its natural surroundings, with the landscape design drawing upon the unique ecological character of Edgecliff. 
 
A communal open space will also be featured in the project, complete with a pool, lounge and outdoor seating, in addition to landscaped areas that have been created to promote social interaction and create a sense of community within the building.&nbsp;

Sydney-based property finance and development company, Moshav Financial, has released the vision for its fourth luxury residential project in Sydney’s eastern suburbs.

Prolific Australian developer Billbergia, in partnership with Homes NSW, is on track to deliver 1,300 new dwellings across Greater Sydney by 2026, including critically needed new social and affordable housing providing new homes for 3,000 people.

With a combined value of over $1.3 billion and spanning three mixed-tenure developments at <a href="https://www.urban.com.au/new-apartments/lidcombe-nsw">Lidcombe</a>, <a href="https://www.urban.com.au/new-apartments/west-ryde-nsw">West Ryde</a> and <a href="https://www.urban.com.au/new-apartments/arncliffe-nsw">Arncliffe</a>, all three projects are designed, funded and delivered by <a href="https://www.urban.com.au/developers/billbergia">Billbergia</a> on NSW Government land sites adjacent to key transport hubs.

Presenting an innovative solution to the ongoing housing crisis, these mixed-tenure projects are the result of a partnership between Billbergia, Homes NSW and Community Housing Providers (CHPs) Evolve Housing Group and St George Community Housing (SGCH).

Both Lidcombe and West Ryde have been delivered in the past six months and over 1,300 residents have already moved into their 526 new homes. Both of the successful developments are working in partnership with Evolve Housing for tenancy management services.

Construction is also well underway on a third collaboration project – this time with two CHP’s - Arncliffe Central - comprising 804 new apartments in Sydney’s inner south and earmarked to be the largest-mixed tenure housing development to date – with both Evolve and SGCH.

The three projects are delivering diverse and affordable housing outcomes, with 41 per cent of dwellings at Lidcombe Rise being social and affordable, 20 per cent of The Parade at West Ryde dedicated to social housing, and project partners seeking support to deliver almost 75 per cent of dwellings at Arncliffe as social, affordable

Billbergia Development Director Rick Graf said the&nbsp;ability to deploy government land assets for redevelopment makes it uniquely feasible to deliver high-quality social, affordable, and private-market homes at scale, helping to address the housing shortage.

"We love to walk whenever we can and the central location to everything is a main attraction of living at Melbourne Square. We walk to the footy, to the city, to the markets - everywhere we can. My son came over from the UK and he walked around the Botanical Gardens, Albert Park Lake and down to the beach, South Melbourne Market, and into the city. Everything is on our doorstep here."

How The Newlands St Leonards location offers calmness and convenience for future residents

DVB Projects, the developer behind Broadbeach's Sea Glass developer that is currently in market, is doubling down in the burgeoning suburb.

<a href="https://www.urban.com.au/developers/dvb-projects">DVB</a>, led by Dean Brown, has filed plans for a similar tower at&nbsp;<a href="https://www.urban.com.au/new-apartments/137-old-burleigh-road-broadbeach">137 Old Burleigh Road</a>, a 1,156 sqm site near the Old Burleigh Road and Queensland Avenue roundabout that is currently home to the 12-unit, 1980s block Gala.

They've called on Rothelowman again to handle the design of the 105-metre, 32-level building that will have 39 half-floor and full-floor apartments and a two-level penthouse.

The apartments will rise from level seven, above an extensive podium and three basement levels that will home 93 parking spaces and a whole floor of amenities on the sixth level of the podium. That will feature a&nbsp;20-metre infinity pool, hot and cold plunge pools, a gym with a sauna, a barbecue and alfresco area and a private kitchen and dining space.

Above the half-floor apartments will start. They will each have 230 sqm of internal living space and a further 25 sqm of balcony area.&nbsp;

The half-floors will run to level 21 where the full-floor, 460 sqm apartments kick in. They will have four ensuite bedrooms, one a master with a dressing room, as well as two living areas and a separate home office.
