On July 1, concessions changed for first home buyers in New South Wales. 

First home buyers now won't be subject to stamp duty on any property under $800,000, considerably higher than the $650,000 cap previously.

Concessions will also be applicable to properties worth up to $1 million, up from the previous limit of $800,000.

The NSW government estimates that around 84 per cent of first home buyers will benefit from the reforms, paying either a reduced rate or no stamp duty at all.

It's estimated that a first home buyer purchasing an $800,000 property will save up to $31,090 under the new rules.

We've put together a list of the best apartments where first home buyers can benefit from the new stamp duty reforms.

Project: The Grand

Suburb: Gosford

Developer TQM & Ace Property

Price: Two-bedrooms from $717,500

Prospective buyers at The Grand, the new Gosford development by TQM and Ace Property Group, can pay no stamp duty for the two-bedroom apartments, which started from $717,500.

The Kann Finch-designed tower achieved over $25 million in sales over the official launch weekend last month.

Situated on Gosford's Mann Street, the project offers one of the most desirable locations for apartment seekers across the entire Central Coast.

The 18-level tower will home 138 apartments, set above a podium which will feature a striking infinity pool and landscaped garden.

The development will also activate the street level. At the base of the tower will be a number of food and beverage establishments.

Project: Spring Square by Poly

Suburb: Bankstown

Developer: Poly Global

Price: Two-bedrooms from $705,800

Spring Square by Poly, which is slated for completion later this year, also has two-bedroom apartments for under the $800,000 stamp duty threshold. Their two-bedroom apartments start from $705,850, with the one-bed units priced from $429,400.

Developer Poly Global just announced the launch of a new tower in the development, which will provide additional housing options to the Bankstown area. 

Expressions of interest are being taken in what will be the third building in the burgeoning project, which is set to be one of the most sought-after buildings given it is north-facing and oriented toward the park.

Poly Global are also offering buyers a five per cent discount on the retail pricing for all apartments in Spring Square, making it even easier for first home buyers to enter the market.

Drawing inspiration from Bankstown's rich history, Spring Square aims to deliver an enriched urban neighbourhood experience that extends far beyond the four walls of an apartment.

Upon completion, the entire development will be home to five residential buildings, with each boasting a range of modern and varied living options, including one, two and three-bedroom floorplans. 

Future residents will benefit from a suite of amenity right on their doorstep, including childcare facilities, health services, and a range of communal spaces, with interconnecting walkways and green parks. 

Project: Hills Showground Village

Suburb: Castle Hill

Developer: Deicorp

Price: One-bedrooms from $625,000

Over 200 apartments are on offer in Deicorp's Hills Showground Village that benefit from the New South Wales Government's stamp duty reforms. 

The one-bedroom apartments begin from $625,000, with one-bedders plus a study space priced from $650,000. 

Due to popular demand, the group has only recently released a new collection of apartments in the development, with all designed by Turner Studio. 

The apartments boast high-quality appliances, including a SMEG oven, gas cooktop and microwave, coupled with open plan living and dining areas which extend to generously-sized balconies that take in views over the leafy surroundings. 

Residents will be afforded with never-to-be-built-out views as they sit adjacent to the new Showground precinct, with the picturesque surroundings complemented by landscaped native gardens and green spaces.

There's a number of apartments in Deicorp's $670 million Tallawong Village that are exempt from stamp duty costs. 

First home buyers can pick up a two-bedroom apartment from $655,000, well under the $800,000 cap. There's also a range of one-bedroom and one-bedroom plus study space apartments which don't require buyers to pay stamp duty. 

Tallawong Village is the group's largest north-west development, delivering a collection of one, two and three-bedroom apartments, the varying floorplans are targeting the owner-occupier market, along with investors with a keen eye for the developing market. 

The Turner Studio-designed apartments have been a popular option among buyers, with new stages in the development brought forward due to the strong demand experienced so far. 

Internally, the living and dining spaces lead to open-air terraces and balconies, with the apartments featuring warm carpets, engineered timber floorboards and contemporary floor tiles throughout.

One-bedroom apartments fall below the now $800,000 stamp duty cap, priced from $723,500. Studio apartments can also be snapped up with zero stamp duty costs. They are priced at $520,000.
