Maléa: A fresh contemporary approach to the historic Malvern East

Maléa: A fresh contemporary approach to the historic Malvern East

Malvern East is well known as one of Melbourne's establishment suburbs.

It's retained a lot of its village charm, with little to no development, and heritage houses lining the quaint and quiet streets.

It was this reason Abadeen Victoria saw Malvern East budding with opportunity for a luxury downsizer apartment development, which didn't encroach on the heritage buildings, but instead brought some modern flair to them.

Offering a limited selection of just seven luxury apartments, Abadeen Victoria's debut Melbourne apartment development positions itself as an exclusive new address tailored for individuals who value top-tier architecture, inviting interiors, and spacious floor plans in a highly desirable location near the vibrant Malvern East village.

Positioned just off Burke Road, Maléa's lower elevation grants a more intimate formal entrance. Boasting a double-height arrival hall, Maléa stands as a striking embodiment of contemporary architecture skillfully designed by the renowned architects at Ewert Leaf.

“The stoic, enduring form unites with a rich palette, combining textural brickwork, layered concrete planes, and sleek metalwork," Ewert Leaf Managing Director Will Leaf said.

"A suite of crafted details and subtle design cues unique to the project anchors the built form within the established architectural fabric."

Full-height glazing throughout the development frames entrances to private gardens and terraces, while thoughtfully landscaped greenery softens the building's articulation and establishes a visual link to the iconic Central Park.

The interior design, also crafted by the team at Ewert Leaf, revolves around the concept of luxury urban living, brought to life by meticulously crafted floor plans that maximise connections between the interior and exterior spaces.

Abadeen Victoria Managing Director Andrew Leoncelli said they were thrilled about the connection between the inside and the exterior.

"We've worked really closely with John Patrick to get a great result here," Leoncelli said.

"The courtyards themselves have plenty of space for entertaining and also the opportunity to sit and relax with greenery that is well vegetated and really carefully designed."

Inside, expansive kitchen, living and dining spaces feature a neutral palette enriched with figured natural stone and tonal timber flooring and joinery. Metalwork detailing strikes a tailored line to contemporary joinery forms.

Sustainability and environmental responsibility were also critical considerations in the design phase of Maléa, which aims to achieve a minimum 6.5-Star Green Energy Rating. This forward-thinking approach ensures Maléa is designed to meet future needs while promoting a greener lifestyle.

The apartments at Maléa will feature double glazing, concrete walls and floors, limited gas usage, rainwater harvesting, solar panels, and future electric vehicle battery storage provisions.

Located at 94 Burke Road, residents are just a short stroll away from the vibrant Malvern East village, within one kilometre from several public and exclusive private schools, and less than 30 minutes from Bayside beaches.

Maléa is scheduled for completion in mid-2025.
