Established Melbourne developer Pace has unveiled its latest residential development, Fabbrica Fitzroy.

Fabbrica Fitzroy offers 78 one, two, and three-bedroom apartments, including townhouses with street frontage, tailored to the preferences of owner-occupiers and downsizers.

Pace purchased the Gore Street site five years ago, a site which holds historical significance having been home to the Argyle Shirt Factory and Life Savers Confectionery Company.

Award-winning architectural practice SJB has integrated the industrial past of the site into Fabbrica's dynamic future, creating exterior and interior spaces that connect with the contextual fabric and character of Fitzroy.

Pace took an adaptive approach to the project, responding to shifts in the market. The focus on owner-occupiers became paramount, leading to a redesign that increased apartment sizes and catered to downsizers.

The development provides a deliberate emphasis on larger apartments and offers personalisation options for residents. Two distinct interior design schemes by Winwood Mckenzie or Bergman & Co. allow residents to choose between the integrated details of Model A or the opulence of Model B.

Model A by Winwood Mckenzie features built-in sofas and fold-down beds with stainless steel and marble accents, while Model B by Bergman & Co. boasts bursts of granite and textural timber on dressing tables and clever cocktail cabinets.

Beyond the apartments, Fabbrica Fitzroy boasts a number of amenities designed to enhance the resident experience. An expansive 800 sqm rooftop, offering panoramic views of the CBD, features BBQs and casual dining areas surrounded by botanical landscapes by landscape architecture practice Acre.

Residents can also book a private dining room with a communal kitchen, while there's also a lounge designed by Winwood Mckenzie and dedicated work-from-home zones.

The development further boasts a building concierge accessible via a residents' app for added convenience.

Strategically located on the corner of Johnston and Gore Streets, Fabbrica Fitzroy offers a coveted location only four minutes from the Melbourne CBD.
