The recently approved Flinders Bank development in Melbourne is joining a growing list of projects providing a contemporary take on the traditional terrace typology. A mainstay of Melbourne’s real estate market since the 1800s with its narrow, double-storey footprint and Victorian presence, the terrace house has had to evolve into an entirely different housing style, as Melburnians embrace apartment living.

Image: Floodslicer</figcaption></figure>This evolution of terraces into a unique offering within high-rise residential buildings is becoming increasingly prevalent along the northern banks of the Yarra River, where overshadowing controls are resulting in tapering roof forms. These city terraces are characterised by expansive and modern apartments which feature some of the largest outdoor living spaces around.

At Flinders bank this new terrace product crowns the developments upper levels and features 16 two and three bedroom apartments with terraces, with view which encompass the Yarra River and Port Phillip Bay. Gone are the narrow hallways, replaced with oversized living spaces, bedrooms with walk in robes, ensuites and sitting areas and kitchens featuring butlers pantries.

Flinders Bank represents Century Group Aus' first project, reshaping a key gateway site on the corner of Flinders and Spencer into a mixed-use precinct designed by Fender Katsalidis that will add public open space, residential living, destination retail and a five-star hotel to the city's south-east corner.

Image: Floodslicer</figcaption></figure>Flinders Bank will also feature Australia's first St. Regis hotel comprising 168 luxury guest rooms and suites which will occupy levels 2 to 11 of a 33-storey tower. Century Group Aus expects St. Regis Melbourne will become an integral part of a vibrant pedestrian precinct and plaza along Siddeley Street, breathing new life into the south-west corner of Melbourne's CBD.

Other key developments in the area include Riverlee's mixed-use Seafarer's Place development which includes restoration of Shed No.5 and a 3,500sqm public park, a revamp of 627 Flinders Street and Lendlease's Melbourne Quarter.

Construction on Flinders Bank is set to commence next year with a completion date slated for 2022.

Flinders Bank re-imagines the traditional terrace

The Planning Minister has approved an amendment to the Flinders Bank development to be located on the site of the former Convention Centre, which will pave the way for a St Regis Hotel and apartments to be built on site.

<a href="https://www.urban.com.au/news/century-group-lands-australias-first-st-regis-at-flinders-bank">In August Urban.com.au revealed that St Regis</a> had been signed on as the hotel brand and operator for the three tower development. The recent planning approval by the Planning Minister involved reducing the total number of private apartments down to 700. The original permit for the site allowed for 1060 dwellings.

A condition of the approval involved Century Group Aus committing to providing 20 units of affordable housing that will be rentals and priced 50% below the market rate.

Under an agreement with the developer the affordable housing units will be provided 'for the life of the building'. <a href="https://www.afr.com/real-estate/affordable-housing-helps-get-green-light-for-800m-project-20180921-h15p3r">According to the AFR</a>, it is expected the units would be"sold down to private investors for a lower capital value".

This is the first instance where amendments to the Planning and Environment Act undertaken earlier in 2018, have allowed developers and councils to enter into agreements to provide affordable housing within new developments.

The approved amendment to the Flinders Bank development application will also see a public plaza created as well as new pedestrian crossings on Sidderley Street.

Early stages of the development are currently accepting registrations with Colliers running point over the development.

<figcaption>St Regis at Flinders Bank</figcaption></figure>As we revealed back in August, St Regis is one of the latest high-end hotel brands that have been secured in Melbourne. The St Regis brand, after the acquisition of the Starwood group, is now owned by Marriott International.

The mammoth Marriott International group includes other hotel brands like JW Marriott, Ritz-Carlton, W, Westin, Sheraton, Le Meridien and Aloft.

Ritz-Carlton is set to open at <a href="https://www.urban.com.au/new-apartments/west-side-place-250-spencer-street-melbourne">West Side Place</a> on the former site of The Age on Spencer Street. W has signed on for <a href="https://www.urban.com.au/new-apartments/collins-arch-447-collins-street-melbourne">Collins Arch</a> ('The Pantscraper'), Aloft is signed on to <a href="https://www.urban.com.au/projects/402-416-chapel-street-south-yarra">402 Chapel Street</a> in South Yarra.

The Westin is located behind city square, next to the site of the Town Hall Station site, Sheraton is now located in a new building in Little Collins Street and Le Meridien used to be the brand name for the InterContinental next to Rialto.

Flinders Bank planning amendment to include 20 affordable housing units

Century Group Aus has secured Australia's first St. Regis hotel at its $800m Flinders Bank development on the Yarra River.

The five star hotel brand's commitment to Flinders Bank will ensure residents benefit from exclusive access to the St. Regis' prestige club facilities.

With frontages to Spencer and Flinders Streets, the 33-storey tower will be the tallest of Flinders Bank's three buildings.

St. Regis Melbourne's 168 luxury guest rooms and suites will occupy levels 2 to 11, providing guests with panoramic views of the Yarra River or Melbourne skyline.

World-leading interior design studio, Chada has designed the interiors working closely with Fender Katsalidis Architects, who are responsible for the architectural design of Flinders Bank.

Image: Century Group Aus/ Floodslicer</figcaption></figure>St. Regis Melbourne will join, Flinders Banks' two other residential towers currently at sales and registration. The whole development is set to deliver 650 residences and 2,100 sqm of retail, on the gateway site opposite Batman Park previously occupied by the former Convention Centre.

Century Group Aus anticipates St. Regis Melbourne will become an instant and stylish icon on the skyline, and an integral part of a vibrant pedestrian precinct and plaza along Siddeley Street, upon completion in 2022. 

Construction on the whole Flinders Bank project is set to commence next year and will comprise the following:

<li>Tower One: 26 levels with a ground + three-level podium. 190 apartments - located on the eastern side of the site bounded by Spencer Street.</li>
	<li>Tower Two / St. Regis Melbourne: 33 levels with a ground + four-level podium. 168 luxury hotel rooms and 237 premium apartments - located on the western side of the site bounded by Flinders Street.</li>
	<li>Tower Three: 26 levels with a ground + three-level podium - located on the western side of the site. Apartments mix and number of apartments to be determined.</li>
