Developer Clarence Property has received approval from Ballina Shire Council and the Joint Regional Planning Panel (JRPP) to deliver a $30 million neighbourhood shopping centre at its Epiq community in Lennox Head.
Woolworths entered into an agreement for a 15 year lease as anchor tenant on the back of the development approval and is expected to open its doors in mid 2020.
This is in line with the completion of the shopping precinct, which is expected to commence construction early next year.
The shopping centre will ultimately include a full line, 3,340 square metre Woolworths supermarket, 277 carparks, alfresco dining space and 1500 square metres of specialty stores.

Epiq's projected population is set for around 1,700 residents once the community is fully developed.
The Clarence Property General Manager said: "The benefits are three-fold. Woolworths' commitment to the centre means locals will no longer have to travel to Ballina for a full line supermarket, which means more money will be spent locally. This in turn will help sustain local employment, with the Epiq shopping centre expected to support about 273 jobs."
Woolworths Regional Property Manager, Phillip Peel, said the company was thrilled to enter into an agreement to secure one of the key retail tenancies in the development as the growing population indicated clear demand for a full-line supermarket.

Shopping centre in Lennox Head secures council development approval

Clarence Property managing director Peter Fahey says around 70% of people who have purchased in the new Epiq Lennox Head development to date are from the Lennox-Ballina area.
The developer Clarence Property claims that it is the largest privately funded civil works project between the NSW mid-north coast and Queensland border.
The $200 million development will create up to 580 jobs over the next five years, Fahey said.
It will deliver up to 335 jobs during its construction phase, with a further 245 ongoing jobs to be created at and supporting the project's planned shopping precinct.
Construction is complete on the sold out first stage of the community, comprising 51 homesites and sporting fields.

Epiq Lennox Head buyers are 70% local

Clarence Property's Epiq Lennox Head develop will open its community sporting field early 2017 to the public.
The development includes an AFL ground, two rugby fields, two soccer fields and two synthetic cricket pitches.
A clubhouse that features a canteen, meeting room, public amenities and change rooms will start construction mid 2017.
Construction of a neighbourhood shopping precinct including a supermarket, specialty shops, a childcare centre and a medical centre is slated to commence in the second half of 2017.
Paul Rippon, general manager Clarence Property said the next stage of land is expected to be released in early 2017.
"We are planning to release stage three early next year, and we will follow the same ballot style sales process we had in place for stage two. All buyers will have the opportunity to register their interest ahead of an exclusive sales event, where the names of registered buyers are drawn and those purchasers are then invited to secure their preferred homesite," he said.
"We implemented the ballot system because there is such incredible demand for land at Epiq Lennox Head that we had multiple people vying for the same homesite before the lots were officially released.
"I expect to see the same level of demand for stage three, especially now the first homes in stage one are under construction and the community is starting to take shape.
"Prices in stage two ranged from $250,000 to $365,000 which is very affordable when you consider the community's location just minutes from the beach and within easy reach of employment hubs like Ballina, Lismore, Tweed City and the Gold Coast."

Following the 24 hour sell out of 66 lots in release two of Epiq Lennox Head, developer Clarence Property is bringing release three to market with similarly high buyer demand expected.
Release three of the beachside community will boast 78 lots starting from about $300,000, which will be sold via ballot on June 14 2017, with registrations  of interest essential prior to  May 31 2017.
Prospective buyers who have registered will have their name drawn from a barrel at an exclusive buyer event on June 14, with those selected given the opportunity to purchase a homesite of their choice.

The ballot for release three lots will be drawn by Elder Real Estate agent Michael King, who says he expects a 'repeat performance' of the overwhelming success of release two.
"We have already  had registrations for release three  from people who missed out on the ballot draw for release two," Mr King said.
"I'm actually expecting even more competition for land in release three because development at Epiq is more advanced and people can see the community starting to take shape, with the first homes coming out of the ground and the new sporting fields nearing completion.
"Work on a neighbourhood shopping centre is expected to start in the coming months, with completion expected in late 2018, so buyers in release three will be in a great position to enjoy a range of new amenities when they move in to their new homes.
"Despite strong demand, pricing for land at Epiq Lennox Head remains competitive.

Lennox Head trophy home with record price hopes

Byron Bay-based model and swimwear designer Olive Cooke and her fiance, Henry Tervenski, have bought their first property together.
They’ve recently settled on a building block in Epiq Lennox, the masterplanned housing development in Lennox Head, located between Byron Bay and Ballina on NSW’s north coast.
They’ll no doubt be looking to Tervenski’s building skills as he works for a local building company.
They paid $320,000 for the 600 square metre land holding, having committed to the purchase two years ago.
Cooke, who is originally from Western Australia, might seek a mid-century modern home after her recent trip to Palm Springs, the home of the architectural movement.
“After seeing so many photos, I needed to see Palm Springs with my own eyes,” she told her 278,000 followers.
“She didn’t disappoint, well and truly, every bit the palm tree dotted mid-century modernism, architectural dream I had envisioned,” Cooke posted.
The couple got engaged in Hawaii, having met over 15 Margaritas.
“We are not traditional so are just planning a huge party for 2020, a day to celebrate love with all your favourite people,” Cooke, who runs swimwear label Cooke &amp; Kin, said.
