Demand for off the plan developments in Brisbane has been fairly consistent over 2023.

Brisbane was the most popular Queensland suburb on Urban in 2023, ahead of the popular Broadbeach and Palm Beach hotspots on the Gold Coast.

In a sign of the demand for Brisbane off the plan apartments, South Brisbane, Newstead, and West End all featured in the top eight most search suburbs in the Sunshine State.

Given the supply of new apartment developments in Brisbane is arguably as low as anywhere in the country, monthly movements in the middle of 2024 were generally attributed to new projects hitting the market, given their rarity.

There's been a number of projects that have caught the eye of prospective buyers in the Brisbane local government area this year.

We've wrapped up the top five most viewed Brisbane off the plan apartment developments on Urban.com.au in 2023.

Project: Allere Collection, West End

Developer: Sekisui House Australia

Apartments: 203

The Allere Collection in Sekisui House, Australia's multi-award winning West End development, West Village, was Urban's most popular project in 2023.

Comprising two vertical communities, Uno and Duo, the 203-apartment The Allere Collection was released to the market off the back of the group's previously sold-out building in the precinct, Altura.

Fronting Mollison Street, the apartments have been designed by renowned architect Rothelowman, with Uno comprising 94 residences and two levels of commercial space, and Duo, set above the West Village retail precinct, homing 109 apartments to a design which Rothelowman describes as "a bold and classic take on the quintessential Queenslander."

Residents within The Allere Collection will enjoy double the amenity, with shared access to both Uno and Duo rooftops.

Crowning the Uno tower will be a pool, enclosed dining space, seating areas, a vegetable garden, a conservatory, and ‘Paw Pavilion’ - an off-leash dog space on the rooftop. Topping Duo will have a pool, heated spa, enclosed lounge room, dining space, outdoor barbecue facilities, and sun loungers.

Uno and Duo are slated for completion by late 2024.

Project: Vivace Apartments, Seven Hills

Developer: Heran Building Group

Apartments: 30

Vivace Apartments has solidified its position as a sought-after development in Urban.

Heran Building Group's Vivace Apartments has been popular throughout its time on the market primarily due to the need for more opportunities to invest in the well-established suburb of Seven Hills, with very few new housing options in the owner-occupier-centric market.

Seven Hills maintained its quaint, suburban feel, experiencing minimal population growth over the past decade. According to the latest Australian Bureau of Statistics census data, just over 2,000 individuals call Seven Hills home.

Vivace Apartments offers two and three-bedroom residences priced under $1 million in this tightly held suburb. Each apartment is equipped with two bathrooms and two allocated car spaces.

Designed by Heran's internal architect, Vivace Apartments showcases a contemporary design with a natural colour palette and timber elements harmoniously juxtaposed with stone features.

Communal spaces are dotted around the site, including a swimming pool, barbecue facilities, a fully-equipped gym, sauna, steam room and communal lounge.

Project: Murcia Residences, East Brisbane

Developer: Sarazin

Apartments: 187

Murcia Residences has garnered attention thanks to its prime location, just a literal stone's throw away from the esteemed grounds of The Gabba.

Murcia comprises 187 apartments designed by Rothelowman with a striking rooftop housing an infinity pool and full wellness centre with heated magnesium plunge pools, a steam room, and a sauna.

For those buying a north-facing apartment on an upper level, the prospect of enjoying events at The Gabba from their balcony adds a unique appeal.

Murcia and its residents will benefit from the substantial investment in the Olympic precinct. Both government and private investors are contributing billions of dollars to establish a 24/7 precinct that will thrive long after the conclusion of the 2032 Olympic and Paralympic Games.

Perfectly timed for Murcia's projected mid-2026 completion is the upcoming Cross River Rail, which is expected to be finished a year earlier. This strategic location will place residents just one stop from the new Queens Wharf precinct and two stops from Roma Street Station, enhancing connectivity and accessibility for future residents.

Project: Adena Residences, Wynnum West

Developer: Heran Building Group

Apartments: 41

Adena Residences has secured a place among Urban's popular projects in 2023, another on the list offering two and three-bedroom apartments for under $1 million.

The two-bedders are priced at $694,000, with the three-bedders priced at $789,000, each with two bathrooms and two car spaces.

Adena Residences enjoys a prime location just 13 kilometres from the CBD, placing residents close to some of the best Brisbane offers.

The apartments feature a range of high-quality finishes, including stone benchtops, European appliances and ducted air conditioning.

Residents will benefit from a suite of amenities within the development, including a pool, sun lounges, a gym with 24-hour access and undercover barbecue terraces. A rooftop also crowns the building, complete with a garden with 360-degree views.

Project: Panorama, Bowen Hills

Developer: Arden Group

Apartments: 256

Completing the top five is Panorama, an Arden Group ready-to-move-in apartment project in Bowen Hills.

Boasting a prime location just two kilometres from the CBD and a mere 10-minute drive to the airport, Panorama offers completed apartments featuring a choice of one-bedroom plus a multipurpose room or two bedrooms.

The development's Skydeck on level 26 offers residents a chance to soak in the city's beauty with its unobstructed vistas of the Brisbane River and the city skyline. This outdoor oasis also includes an outdoor movie screen, a rooftop bar and dining area, and multiple barbecue areas.

A fully equipped gym and a 30-metre lap pool, a sauna, a zen garden, and day beds are also available for residents.

Panorama also offers an on-site property manager to ensure residents receive excellent service and support.

With a proven track record of zero per cent vacancy rates, Panorama presents an exceptional investment—owners can expect immediate returns, with rental payments made every week.

Prices start from $440,000 for a one-bedroom plus MPR and car and $570,000 for a two-bedroom apartment.
