Gordon Corp and pub baron Bruce Mathieson have launched their eagerly anticipated Mantaray Marina and Residences on The Spit, the first development to be delivered under The Spit Master Plan.

The $300 million mixed-use project, which is also the first new development on The Spit since Palazzo Versca, Sheraton Grand Mirage and Mariner’s Cove more than two decades ago, has already seen two $12 million villas sell to one Gold Coast family.

Gordon said the project is the first of its kind, with private amenities including a floating members-only lounge in the heart of the superyacht marina, a health and wellness club, resort-style pool, and access to the private grounds of Rivermead Estate in the Gold Coast Hinterland.

“The Mantaray provides access to a very private world,” Gordon said.

“With height limits on The Spit capped at three-levels, we saw an opportunity to deliver something truly boutique yet grand in scale, with an emphasis on lifestyle, outlook and space.”

The Rothelowman-designed residences comprise 24 two, three and four-bedroom apartments, villas and penthouses alongside a 67-berth superyacht marina, resort facilities and The Mantaray Club – an exclusive members-only on water lounge. Designed to ‘Platinum’ Gold Anchor status, the superyacht marina will provide long and short-term berth leasing, immediate ocean passage through the Gold Coast Seaway and year-round deep-water access, world-class marina operations, on-site security, and full-service concierge.

An activated retail plaza designed to create a strong link between The Broadwater and the Pacific Ocean will connect the precinct to its surrounds and provide access to leading restaurants and cafes.

“The Mantaray Club is the centrepiece of the superyacht precinct, providing an unrivalled marina and clubhouse experience,” Gordon added.

“Here, residents and members can enjoy the highest standards of personal service including an arrival and departure lounge, restaurant and bar facilities, sun deck, and private dining and meeting rooms.

“Members of The Mantaray Lounge also have access to general superyacht marina operations, boat and berth hire facilities, marina security services, and a full-service concierge encompassing everything from repairs and maintenance to events, catering and coordinating onboard personnel.”

Gordon said local buyers dominated the pre-launch enquiries, which he puts down to their innate knowledge of, and connection to, The Spit.

“Those who live and breathe the Gold Coast are very passionate about The Spit, they have a connection to this place and understand the rarity of the opportunity,” he said.

“There are only a finite number of residences that can ever be built on this protected peninsula, with the balance of developable land predominately dedicated to hotel and recreation uses.”

He said the family members who have purchased the two four-bedroom villas at The Mantaray are downsizing from their homes in Paradise Waters and were drawn to the privacy, security and absolute waterfront position of the homes.

Gordon Corp quietly opened the doors to its $5 million, 800 sqm sales display in May, transforming the former Golden Door Health Retreat into an ultra-luxury display suite and residence.

Two and three-bedroom residences start from $4.1 million, four-bedroom roof terrace residences start from $11.1 million, and the penthouse collection starts from $14.4 million.
