Broadbeach demand has continued to soar in 2023.

The latest success in the booming market has come from prominent South East Queensland developer Mosaic Property Group, who have sold out their first ever Broadbeach project, Marella by Mosaic.

It took less than six months for buyers to snap up nearly all 98 two and three-bedroom apartments, as well as the Mosaic Masterpiece Series sub-penthouses, across the 30-level Surf Parade tower. 

The strong result for the multi award-winning developer led to construction being brought forward, with their internal building arm, Mosaic Construction, kicking off on-site in late 2022. Marella's expected completion is in early 2025.

After receiving significant early interest before hitting the market mid-last year, Mosaic snapped up the site next door, something which Mosaic Founder and Managing Director Brook Monahan said was a "no brainer."

They did the same with Dawn in Mermaid Beach, following the sell-out of Bela by Mosaic a few doors away on Peerless Avenue.

Now Mosaic are readying Lily by Mosaic, on Rosewood Avenue, just behind Marella around 100 metres away.

Monahan says the unveiling of the $160 million project was accelerated to fulfil the ongoing levels of enquiry for Mosaic product on the Gold Coast. 

"Fortunately, the market has been traditionally quick to respond to our releases because of the quality, our track record and our commitment to exceptional design," Monahan says.

"Marella sold $94 million in five weeks of its initial release to our VIP database, and we now have nine sold-out projects under construction across the Gold Coast region.

Monahan believes Mosaic product continues to resonate with the market due to a combination of their track record, and the fact they also build their own developments, handling the quality control aspect of the project as well.

"While the buyer pool still remains smaller than a year ago due to consumer sentiment, but picking up again, so is the opportunity to secure a premium apartment in such a prime location from a developer with an unblemished track record of delivery," Monahan says, adding that people are people are recognising that fact.

Lily by Mosaic and Marella are located directly opposite Nikiforides Family Park, which allows for protected, uninterrupted ocean views and is a quiet reprieve from the densely populated Broadbeach Boulevard.

Of a similar scale and aesthetic to Marella and Dawn, Lily comprises 98 two and three-bedroom apartments and Mosaic Masterpiece Sky Homes over 28 levels.

There will be five-star amenity which focuses on health, wellness and community, such as a resort-style pool, a wellness centre with gym, sauna and steam room, and outdoor dining and lounge areas on the ground floor. There is also a top floor Residents' Lounge with kitchen, dining space, library and workstations.

As a Mosaic Property Group Sustainable Development, Lily by Mosaic it will include a wide-range of sustainability initiatives, the extent of which far exceeds legislative requirements.
