Multi-billion dollar developer GURNERTM – alongside joint venture partner Kennards Self Storage – has submitted plans to redevelop the Adelaide's former Australia Post site fronting Grote, Gouger and Blenheim Streets, into a world-class, $1b mixed-use precinct.

The plans will go before the State Commission Assessment Panel (SCAP) on Wednesday 8 November for consideration.

The proposed plans will deliver a new lifestyle destination for Adelaide, one of Australia’s cultural epicentres. With a five-star hotel, 600 residential apartments, extensive retail, food & beverage, wellness and recreation spaces, and a work club, the development is set to bring a new level of luxury to the city.

The precinct has been designed with a long-time GURNERTM collaborator, Elenberg Fraser, who has previously designed some of the developer’s most iconic and successful projects being the multi- billion-dollar FV project in Brisbane and the award-winning 107 Cambridge Street in Collingwood.

The project will also become the new headquarters of Kennards in South Australia, and is set to boast retail space, self-storage units, as well as commercial and co-working spaces.

The proposed scheme includes:
• Five world-class towers, luxury hotel and residential, ranging from 17 to 27 levels
• A five-star 220 room hotel
• Over 57,000sqm of residential floorspace featuring 600 apartments
• 3,352sqm of destination retail, food & beverage and 2,293sqm of commercial space
• Over 3,000sqm premium recreation and wellness facilities
• 513 car parks and 767 bike parking spaces for residents and visitors

In keeping with the Greener by GURNERTM vision, the development features environmentally sustainable design to target a 5 Star Green Star Building certification, an inset energy network and a net-zero energy emissions outcome. With low cost, 100 percent renewable energy available, and an all-electric precinct, the development is set to be carbon neutral in operation.

The development is set to re-shape the Adelaide skyline and create a new landmark, celebrating lifestyle, wellness, local culture and the natural beauty of the Adelaide landscape, with each luxury tower surrounded by lush garden and extensive outdoor spaces.

The public realm will be centred around a multi-level circular plaza, designed to embody the natural cenotes and landscape of South Australia, with hanging gardens, an atrium and a sky walk that allows visitors to cross the space above.

The port cochere will make for a grand entrance into the site, while the hotel component will sit atop a heritage façade as GURNERTM continues its long-standing passion for retaining historical features,
frameworks and floorplates.

The development signals a new era for the 1.7ha site, with the 24,000sqm six-level building originally constructed for Australia Post to sort and distribute mail near the CBD. The heritage features of the original facility have influenced Elenberg Fraser’s design, with the project set to pay homage to the original Australia Post site, whilst delivering a new level of amenity and lifestyle.

The inclusion of self-storage space alongside the GURNERTM residences is a unique point-of- difference, particularly for downsizers looking to make the move to a new apartment residence from a large, furnished family home.

GURNERTM CEO Tim GURNER said the first South Australian project is a significant milestone for GURNERTM.
