Mirvac has officially completed The Langlee and Waverley Greens, transforming the former Waverley Bowling Club into a new lifestyle and residential precinct featuring 55 luxury apartments, a contemporary hospitality venue, bowling greens and community hub with an estimated total development value of around $170m.

The Langlee was developed to target the downsizer. It's been completed at a time when almost a third of the Australian population aged over 55 is considering downsizing and a further 26 per cent have already made the move, freeing up the family home to allow the next generation of families to move in.

The ‘right sizer’ movement, enhanced further by the Federal Government’s downsizer scheme, promotes housing efficiency in a supply-constrained market. In NSW, more than 1.4 million people occupy a three or four-bedroom home on their own, or as couples without children. And nearly three-quarters of them are aged over 55 years. In Sydney’s eastern suburbs, the population aged 55-79 has grown by 8.3 per cent3 since the last Census in 2016.

Mirvac CEO Development Stuart Penklis said Mirvac’s partnership with the Easts Group has focused on delivering a project that unlocks much-needed right-sizer accommodation in a highly desirable location, whilst also creating a premium venue befitting the local Eastern Suburbs community.

“When we partnered with the Easts Group, we wanted to create an amenity-rich lifestyle for the over 55s that offered the best blend of both convenience and comfort, which we have delivered in The Langlee. On top of that, we set out to create a premium destination in the east that the community can enjoy – for bowls, a family meal or a coffee with friends - with Waverley Greens.”

Easts Group CEO Joe Kelly said they set out to celebrate the site’s unique heritage while setting new benchmarks for innovation, sustainability, and the high-quality built form.

"Mirvac was perfectly positioned to reimagine this iconic location with us," Kelly said.

“The seamless integration of Waverley Greens and The Langlee residences and likeness to the architect’s vision and artist’s impressions is incredible, and a testament to the delivery of the project by Mirvac.

“The Waverley Bowling Club was formed in 1893 and is the sixth oldest bowling club in Sydney, and we’re thrilled to have played a small part in ensuring that they could celebrate their 130th year milestone. Our Waverley Bowling Club Members now have one of the best facilities in Sydney and an incredibly bright future ahead.”

The one-hectare site features an indoor/outdoor café, restaurant and bar situated on the ground floor, fronted by two bowling greens, as well as 55 premium residences, a 20-metre indoor lap pool, treatment and steam rooms, and a mezzanine level gym. A personalised wellbeing concierge service delivered by Zinnia Living will benefit residents whilst moving in.

Along with lifestyle features and amenities, Mirvac has worked to lighten The Langlee’s environmental footprint through sustainable building practices and cost saving benefits for residents.

The Langlee by Mirvac maximises available roof space to house solar panels, with a ~120kW system installed which will significantly offset the running costs of the common area facilities, reducing ongoing energy costs to residents and the Club. Electric Vehicle (EV) charging for every residential car space has been included as an option for customers, and water and energy efficient appliances have also been installed. The Langlee has been designed by Altis Architecture in collaboration with Mirvac Design.

By 2066, it is forecasted older people in Australia will make up around 22 per cent of the total population. Penklis says concurrently the trend to downsize will gain further momentum.

"The Langlee offers prospective purchasers an attractive downsizing option with a difference," Penklis added.

The Langlee is one of 16 residential projects Mirvac has in the pipeline across NSW, with the group set to deliver around 1,200 new homes to buyers in residential communities and apartments across the state over the next year, injecting much-needed diverse housing options into a tightly constrained housing market.
