Queensland's off the plan property market, dominated by Brisbane the Gold Coast, and the Sunshine Coast, was arguably the most talked about market in 2023 as development ahead of the 2032 Brisbane Summer Olympics continued to be the largest topic of conversation.

The Queensland Government also released their ShapingSEQ 2023, the longterm vision for South East Queensland and how they're going to build enough houses to meet increasing population growth.

We've wrapped up the top five most engaging articles on Urban.com.au in Queensland in 2023. 

The top 16 Gold Coast apartment developments launching in 2023

The year kicked off with a forward view as to what was looking at launching in 2023.

A number of the projects listed have been held back until 2024 as develops continue to monitor build costs.

Those that did make it into market, like MRCB's Vista project in Surfers Paradise and Aniko Group's Chevron Island apartment development Orama, have benefited from continued high demand for Gold Coast apartments, demand which is still far outstripping supply.

A number of the projects listed, like Gurner's Burleigh Heads project and Siera's Enderley Avenue tower in Surfers, are expected to hit the market in the first half of this year.

First look exclusive: Meriton propose three-tower Surfers Paradise apartment development, Cypress.

Meriton always draws eyeballs whenever they file apartment plans, particularly on the Gold Coast.

Harry Triguboff's apartment giant is set to expand its presence further in Surfers Paradise, lodgining plans for a three-tower development known as Cypress, adding 1,000 apartments to the skyline. 

The DBI-designed Cypress will consist of 73 and 80-level towers housing 994 apartments, with an additional 327 serviced apartments in a 53-level tower, each featuring rooftop gardens with pools and gym spaces.

The Cypress project holds sentimental value for Triguboff, marking a significant addition to his longstanding contributions to the Gold Coast skyline over six decades.

This development is Triguboff's 21st high-rise on the Gold Coast and will be near GURNER's La Pelago and SPG's Paradiso Place.

First look exclusive: Frasers plans revealed for Keperra Quarry site

In April national developer Frasers unveiled plans for the former Keperra Quarry in Brisbane's north-west, outlining two residential precincts, a sports and recreational precinct, and a conservation zone. 

Rothelowman's designs for the first precinct feature 91 townhouses spread across 5,043 sqm of the overall 18.9-hectare residential site.

The townhouses will feature a mix of three or four bedrooms across two or three levels, with a minimum gross floor area of 140 sqm and a dedicated private open space of 35 sqm. 

Extensive facilities, including two swimming pools, a recreation centre, and a gym, are planned for the first precinct.

South Australian shopping centre tycoon Con Makris revealed plans by Melbourne architect Elenberg Fraser for a new retail and dining precinct, a 110-room hotel, 44 apartments, and 46 villas.

The development aims to attract affluent buyers, retirees, and families seeking beach leisure, fine dining, and cultural exploration.

The top 12 developers to watch out for on the Gold Coast in 2024

One of the most popular articles was sent at the end of last year, looking forward to 2024 and reviewing which developers are likely to be the most active this year.

Sales momentum gathered at a strong rate toward the end of 2023, which will have had developers licking their lips and doing what they can to get their projects in market. 

There were 400 apartments sold in Q3 2023 across prominent areas like Broadbeach, Main Beach, and Surfers Paradise.

Developers like Siera, who will have three projects in market when they launched in Surfers, Lewis Land, who are set to launch their $1.5 billion Harbour Shores development in Biggera Waters, made the list.
